As China established a dynamic mortgage rate adjustment mechanism for first-time home buyers, more and more cities cuts the interest rates of housing loans after the spring festival.
Media learned from staff members at four state-owned banks yesterday in Zhuhai, Guangdong Province, that they had received notice to lower mortgage rate for first home buyers to 3.7 percent, or 60 bps off the latest installment of the LPR, making it currently the lowest across China, while some banks were waiting for formal notice.
Besides Zhuhai, several other cities, including Zhengzhou in central China's Henan Province, Xiamen and Fuzhou in Fujian Province and Changchun in Jilin Province have lowered the interest rates of commercial individual housing loans to 3.8 percent.
About 20 cities across the country have adjusted the mortgage rates for first-time home buyers, data from China Index Academy said.
A report released by Beike Research Institute pointed out that with the establishment of the adjustment mechanism, home loan interest rate cuts would be more frequent in the future. Beike’s data showed that in January, the average interest rates for first and second home in 100 major Chinese cities stood at 4.1 percent and 4.91 percent, respectively, which are 146 bps and 93 bps lower than a year before.
In the short term, it is expected that more qualified second, third, and fourth-tier cities will reduce mortgage rates lower limit to less than four percent, said Chen Wenjing, market research director at the Index Division of the China Index Academy.
This year’s Chinese New Year holiday, which normally a slow season for home sales in China, saw new housing projects viewings and deals in some first- and second-tier cities recover compared with the same period of last year. Monitoring data from Zhuge House Hunter showed that second-tier cities such as Dalian, Nanning, Qingdao, Jinan, and Yangzhou saw more deals than the comparable period in 2022.

1月31日,有消息称,四大行下调珠海首套房房贷利率,最低可按照3.7%执行。对此,媒体咨询四大行珠海分支机构后确认,四大行目前在珠海的首套房贷利率均按照最低3.7%执行,即最新一期LPR减60BP,且无其他特殊要求,这一利率水平为全国最低。
今年开年之后,全国新一轮房贷调降潮袭来,珠海首套房贷利率下调并非孤例,就在同一天,厦门、福州宣布阶段性下降首套房商业贷款利率下限至LPR-50BP,从4.1%调整至3.8%。1月31日,长春首套房贷利率也由4.1%最低降至3.8%。
除此之外,沈阳和郑州均下调了首套房贷款利率。郑州多家银行工作人员向媒体表示,“已于近日收到利率调整消息,调整后首套住房贷款利率(商贷)由4.1%降至3.8%,但部分银行还在等待正式的执行通知。”媒体从沈阳多家银行获悉,自2月1日起至4月1日,沈阳大部分银行首套房贷利率将下调至3.9%,已有个别银行提前执行。
这主要得益于首套住房贷款利率政策动态调整机制。今年1月5日,人民银行、银保监会发布通知,决定建立首套住房贷款利率政策动态调整机制。新建商品住宅销售价格环比和同比连续3个月均下降的城市,可阶段性维持、下调或取消当地首套住房贷款利率政策下限。
中指研究院不完全统计,2023年新调整利率下限的城市接近20个。值得注意的是,此前落实首套住房贷款利率政策动态调整机制的城市主要集中在三四线城市,而此次珠海、厦门、沈阳、福州、郑州等二线城市也先后对首套房贷利率开启动态调整。
贝壳研究院此前统计数据显示,2023年1月百城首套主流利率平均为4.10%,环比上行1BP,二套平均为4.91%,环比持平,同比分别回落146BP和93BP。
专家认为,短期来看,符合首套住房贷款利率政策动态调整机制的城市有望跟进调整,利率下限有望降至4%以下。“这部分城市多为普通二线及三四线城市,一线及核心二线城市新房市场韧性较强,房价整体平稳运行,房贷利率或更多从加点数上进行调整。”

Guangdong innovation hub Shenzhen announced the beginning of the construction of 266 projects at a conference centering on high-quality development, a day after Guangdong Province held a conference on the same theme, demonstrating Shenzhen’s resolution and swiftness to take the lead in pursuing high-quality development. The projects, the city’s first batch of key projects for 2023, will involve a total investment of 329.53 billion yuan, with an annual planned investment of about 53.56 billion yuan this year. The 266 projects mainly cover the industrial sector, infrastructure, public service projects and property development.
Shenzhen Party chief Meng Fanli underscored the city’s firm determination to make everyday count with a strong sense of responsibility as well as the spirit of not slacking for a moment. Meng urged efforts to vigorously advance the current key work in 10 aspects, which covers boosting confidence, stabilizing growth, warding off risks, promoting innovation, expediting modern industrial system development, fostering market entities, attracting investment and talents, invigorating reforms, achieving fruitful results in opening, and improving people’s livelihoods.

Guangdong’s Dongguan, also known as "the world's factory”, eyes a GDP target of above 5.5 percent in 2023 and strive to achieve 6 percent. During the city’s recent conference on high-quality development on manufacturing, Dongguan put forward a series of new goals, including to increase the output of industrial enterprises by 6 percent, fixed asset investment up by 12 percent with industrial investment growing 15 percent to exceed 120 billion yuan. The southern manufacturing hub has designated 2023 as the "Year of Investment Promotion”, aiming to attract investment of over 160 billion yuan throughout the year, while striving to exceed 100 billion yuan in the output value of seven strategic emerging industries, and to host 140 "little giant" firms and 9,500 nationally-certified high-tech enterprises. In addition, there will 102 key projects of the province located in Dongguan this year, with a total investment of 415.8 billion yuan.

China's major financial hub Shenzhen saw the added value of its financial industry reach nearly 513.8 billion yuan in 2022, up 8.2 percent on a yearly basis, according to data released by local financial regulator on Tuesday. By 2022, the total assets of Shenzhen's banking sector had reached 12.2 trillion yuan, an annual increase of 8.5 percent. Shenzhen saw 42 newly listed companies in the full year, ranking second in number in China, bringing the total number of its listed companies to 535.

China's shipbuilding capacity utilisation index, also known as CCI, has soared to the highest in nearly 10 years in 2022, according to the country’s shipping industry association. The CCI came in at 764 points last year, an increase of as much as 22 points from 2021, the China Association of the National Shipbuilding Industry announced today.

Forty out of the 68 listed real estate developers in China that have released their 2022 earnings outlooks expect losses, with seven slated to lose more than 10 billion yuan. This is the first time for 14 companies, including state-owned giant Beijing Capital Development, Joy City Property, and Overseas Chinese Town, to record annual losses, according to the latest Wind data.

Lotus Technology, a luxury electric carmaker owned by China’s Geely Holding, has agreed to go public by merging with a special purpose acquisition company in a deal that values it at about US$5.4 billion. Lotus Tech will merge with Nasdaq-listed L Catterton Asia Acquisition, which is affiliated with private equity firm L Catterton, the automaker said Wednesday. All existing shareholders of Lotus Tech, including Geely, Etika, and Nio Capital, will retain their interests and own a total of about 89.7 percent of the new company’s shares.
路特斯赴美“曲线敲钟”:吉利旗下跑车品牌路特斯科技(Lotus Tech)日前与特殊目的收购公司L Catterton Asia Acquisition Corp(纳斯达克股票代码:LCAA)达成合并协议。新公司作价约54亿美元,其中考虑了LCAA信托账户中约2.88亿美元的现金(假设LCAA 的公众股东均未选择赎回他们的份额)。路特斯科技现有股东包括Geely Holding(吉利)、Etika、NIO Capital(蔚来资本)预计将保留在新公司的权益,并在交易完成后拥有新公司约89.7%的股权,以强调其对路特斯的信心。

Chinese stocks rose on Wednesday, as the country’s manufacturing activity showed an improvement and investors are hopeful ahead of the US rate hike. The benchmark Shanghai Composite gained 0.9 percent and the Shenzhen Component rose 1.3 percent. Hong Kong shares rebounded after two days of falls, with the Hang Seng index jumping 1.1 percent, and the TECH index bounced 3.4 percent.
A股2月开门红、港股反弹:周三A股三大指数早盘高开震荡整理,午后一路走高,截至收盘,沪指涨0.9%,深成指涨1.31%,创业板指涨1.27%,沪深两市超4300只个股飘红,全天成交额10046亿元。港股震荡上涨,截至收盘,恒生指数涨1.05%,恒生科技指数涨3.37%。
